Living In Thailand

Phuket Island has long been one of Thailand’s most popular tourist destinations.

Located in southern Thailand on the Andaman Sea the island covers 576square kilometers and has a local population of 503 thousand.

The steep rain forest covered hills are scattered throughout and lead down to some of the most spectacular tropical beaches to be found anywhere in the world.

The Islands principle town is Phuket town and the west coast has several resort towns, the most developed being Patong with its famed Bangla Road for night life and the spectacular Jung Ceylon shopping center.

There is an International Airport in the north of the island with connections to most major cites around the region.

Phuket offers several excellent par 72 Golf courses and many 5 star resorts and hotels throughout the island. In July 2005, Phuket was voted one of the World’s Top 5 retirement destinations by the acclaimed Fortune Magazine. There are thousands of expatriates living in Phuket, many of them retirees.


Phuket has a tropical climate, with a dry season from November to April and a rainy season from May
to October. Average temperatures are consistent year-round. Average highs range from 29 °C (84 °F)
to 33 °C (91 °F); average lows range from 23 °C (73 °F) to 26 °C (79 °F).


Thailand drives on the left and recognizes most countries driving licenses. Its easy to hire a car or motor bike but Police will make on the spot fines if you are stopped without a crash helmet or valid driving licence.

Healthcare and Education

Phuket enjoys excellent health care with several private and 3 Government hospitals. Education is
well catered for with private and international schools offering internationally recognized


A Visa is issued a at your point of entry into Thailand for most nationalities. If you arrive by air you are
granted a 30 day tourist visa. Arrival through a land boarder, immigration will only grant 15 days. A
Visa for 3 months can be obtained from a Thai consulate in any country where Thailand has diplomatic
relations. These kinds of Tourist visa cannot be renewed without first leaving Thailand. Immigration
authorities at your point of departure will impose fines on any one overstaying their Visa. Retirement
visas can be issued for 1 year. You must be over 60 years of age and have deposited in a Thai bank
800,000Tbht for 2 months prior to your application. All foreign Nationals while living in Thailand are
required by law to report there current residential address to the immigration office every 90 days.

Buying Property

Buying property in Thailand can be confusing to a foreign national. It is essential the buyer employ a
reputable lawyer to check the paper work and advise throughout the purchase. Fundamentally there
are 3 ways to secure your property, Freehold, Leasehold or Condominium. It is an undisputable fact
that no foreign national can own land in Thailand. However it is possible to set up a Thai company
which you the buyer have control of to purchase the land. You can then own the building that stands
on that land outright.

Some properties can be leased for 30 years with a guaranteed 30 + 30 year renewal. Effectively a 90
year lease. A Lease can be sold on or renegotiated.

Certain properties that meet the government criteria can be sold as freehold condominiums. This is
often the case when purchasing an apartment or house within a development. Your Lawyer will
advise you regarding the property that interests you.
